Tambo Park Cottages are located 300 kilometres East of Melbourne in Swan Reach, midway between Lakes Entrance and Bairnsdale. The property comprises five fully self-contained (3.5 star rated) cottages, a large four-bedroom family home with water glimpses and extensive shedding all set on approximately 29 acres of gently sloping farmland. The cottages are within easy reach of many of East Gippsland's attractions including the Gippsland Lakes, Ninety-Mile Beach, East Gippsland Rail Trail and the Victorian High Country. The township of Swan Reach has a hotel (with courtesy bus), fuel station, pizza shop, general store and football oval and sits on the banks of the Tambo River. The small town of Johnsonville is just a few minutes up the Princes Highway, which boasts an excellent boat ramp on the Tambo River.

The Cottages are located inside a private, fenced off parcel of land in the centre of the property and are surrounded by shade trees and lawn areas. Each cottage is fully self-contained with cooking facilities, gas heater, air conditioner, washing machine, clothesline, television, microwave, linen, crockery, cutlery, pots and pans. One cottage also has a spa bath. The layout of each cottage includes a kitchen, lounge, bathroom, two-bedrooms, a veranda and carport. To cater to a variety of guest requirements, sleeping configurations vary for each cottage with each sleeping between four and six guests. Town water is connected to the property and there is also rainwater storage onsite.

The cottages are located a suitable distance from the main home and there is plenty of level ground behind the cottages (to the western side) for children to play. There is plenty of space for parking of boats, trailers and caravans. There is a communal undercover barbeque area in the centre of the circular driveway, a children's play area and to the eastern side, opposite the cottages, there is a dedicated fish cleaning station. There is also additional space inside the fenced off cottage reserve which could be utilised for other accommodation such as caravans or camping (subject to council approval).

The main home is well appointed and includes an office and storeroom which contains linen, consumables and replacements for the cottages. There are four bedrooms all with built-in-robes and the master with ensuite. An outdoor entertaining area faces east toward the entry to the property. There are three large sheds on the property located out of sight of the cottages.

The tariff for each cottage varies depending on whether the stay is during off-peak or peak tourist periods. In the past most booking have been made directly with Tambo Park Cottages, but the owners have recently started utilising online travel booking sites.

The property has been run as a part-time business by one of the owners whilst the other owner worked full-time in Melbourne. Therefore, in terms of the future earnings potential of a property such as this, it is only limited by the new owner's imagination and time they are prepared to put into the business.
